*Lagos Govt Warns Landlords: Tenancy Agreement Fees Must Not Exceed 10%*
16th May 2025
*The Lagos State Government has once again issued a stern warning to landlords and property agents across the state, emphasizing that tenancy agreement fees must not exceed 10% of the annual rent, in line with existing housing laws* .
This was disclosed by the Special Adviser to the Governor on Housing, Barrister Barakat Odunuga-Bakare, during the 2025 Ministerial Press Briefing held at the Bagauda Kaltho Press Centre in Alausa, Ikeja.
Odunuga-Bakare reminded all stakeholders in the housing sector that the Lagos State Tenancy Law is clear on the matter and that any demand beyond the legally approved limit constitutes a direct violation of the state’s regulations.
“The Lagos State Government has reiterated its stance against the imposition of excessive tenancy agreement fees, reminding all stakeholders within the state that the stipulated maximum remains 10% of the annual rent,” she said.
She further noted that landlords or agents who flout this law by charging more than 10% of annual rent as legal or agreement fees will be penalized, adding that enforcement mechanisms are being strengthened to curb exploitative rental practices.
The state’s housing adviser also urged tenants to be aware of their rights and report any violations to the appropriate authorities, assuring that the government is committed to protecting residents from undue financial burdens in the rental process.
Lagos Reporters will continue to monitor the enforcement of this directive and report on cases where landlords or agents are found violating the law, as part of our commitment to holding stakeholders accountable and amplifying the voices of Lagos residents in the housing sector.
This move is part of broader efforts by the Babajide Sanwo-Olu administration to create a fair, affordable, and transparent housing environment in Lagos, particularly amid rising living costs and housing demand in the state.*Lagos Govt Warns Landlords: Tenancy Agreement Fees Must Not Exceed 10%* 16th May 2025 *The Lagos State Government has once again issued a stern warning to landlords and property agents across the state, emphasizing that tenancy agreement fees must not exceed 10% of the annual rent, in line with existing housing laws* . After the civil war, General Yakubu Gowon was told by some European experts that the only way Nigeria could make real progress was for the country to pursue industrialization, because crude oil money was not sustainable. Limited in knowledge, Gowon asked his European friends what exactly industrialization entailed. They told him it was simple; that Nigeria must learn to produce engines, machines, etc.
He heeded this advice and set out on the task to industrialize Nigeria. First stop, he asked that the Biafran scientists who had produced machines during the war be assembled to spearhead the industrialization project. Dr. Felix Oragwu, a nuclear physicist, who was part of the team that produced 'Ogbunigwe,' was called to build a team in this regard.
When he was first contacted, according to him, he thought they had come for him to punish him for the role he played during the war. But eventually he went and met Gowon who mandated him to build a team of scientists. He did, deliberately including people from every part of country, even if they weren't going to contribute much, just to ensure national spread and remove any suspicion. He then presented his recommendations to the ruling military council. Part of the recommendations was that an institute be set up in Enugu where facilities already existed, and where most of the wartime scientists lived.
But once Murtala Mohammed - whom he said was never comfortable with the idea and never hid his disdain for him - heard about setting up an institute in Enugu, he flared up and accused him of trying to empower fellow rebels to wage another war against Nigeria.
Mohammed, he said, pointedly asked Gowon whether it was military government they were running or technical government; to which Gowon answered military government. He then said that since it was military government, the technicians should be thrown out of the government. And that was how the meeting ended.
I interviewed Dr. Oragwu few years ago.

True Friends
Despite their differences, they spent hours sharing stories.
The fish lived in the depths—quiet and thoughtful.
The seagull soared high—loud and full of energy.
But that was never a problem…
Until someone made it one.
One day, another seagull said:
—“Why waste your time with a fish?
—It can’t fly with you or understand your freedom…”
The seagull knew the fish couldn’t fly.
She knew his world was filled with currents and shadows.
But instead of defending him… she stayed silent.
Little by little, the words of others filled her with doubt.
“Maybe they’re right,” she thought.
And she decided to fly away.
—“If he truly values me, he’ll swim to the shore to find me…”
And the fish did.
Every single day.
Swimming against strong tides.
Exposing himself to predators.
Risking everything to find his friend.
But he never saw her.
And each night, he returned to the depths—exhausted and sad.
Until one day… he stopped swimming to the surface.
Word spread: the fish was ill.

"Because of money, I lost even the woman my mum knew I would marry." ~ Rude Boy
"Reason with me" was exactly what happened to me. I had this girl that I loved so much; even my mum knew I would marry her. But the big boys came and did their thing. Anything I did became offensive to her, even my greetings. But I thank her for making me hustle more. You see, money? It will make a girl leave you and blame it on something else." ~ Rude Boy
Lesson: Money is good, no doubt. May God bless every genuine hustle that you engage in.

A COLD WAR
I entered a keke, and a woman and her 7 year old son were sitting beside me in the keke. It was raining and all the twilight girls (prost!tutes) were standing by the roadside.
The boy asked; “Mummy, what are all those women doing?
His Mother replied; “They are waiting for their husbands to come back from work."
The keke driver turned around and said;
“Why don’t you tell him the truth?.
Little boy, they are prostitutes, they sleep with men for money. Said the keke driver”
The boy’s eyes got wide and asked; “Mummy
is that true?”
His mother, glaring hard at the keke driver replied; “Yes.!!”
After a few minutes, the boy asked; “Mummy, what happens to the babies those women have?"
She replied; “Most of them become keke
drivers.🙆🏽♂🙆🏽♂🙆🏽♂
Up till now, combined road safety officers and passengers are still trying hard to see if they can separate the f!ght between the woman and the driver.
Me, I quickly used the opportunity to come down and leave without paying

*LESSON OF THE DAY*
*WHO IS THE BOSS?*
The organs of the human body gathered to discuss who is the boss?.
The heart said: *it's me because I circulate blood.*
The brain said: *No, it's me, because I control everything.*
The liver said: *No, it's me, because I nourish the body.*
The lungs said: *It's us because we manage breathing.*
And the anus started laughing and said: *You're all nonsense. I'm the boss.*
*EVERYONE LAUGHED AT HIM.*
Then the anus decided to shut down for 7 days..
*The brain went crazy.*
*The liver started swelling..*
*The heart began failing,*
*The lungs went into distress*
Then everyone came to apologize to the anus, begging it to open up again...
MORAL.. *WE COMPLEMENT EACH OTHER IN LIFE, LET'S NOT UNDERESTIMATE OR NEGLECT ANYONE..*
With this message, I remind all members that we need each other. No one is more precious than the others...
Don't neglect any member, neither in society nor in life, because no one is useless.
*LET'S LOVE EACH OTHER! *

Title: She Adopted 5 Boys Nobody Wanted — 27 Years Later, They Did Something She Never Expected
Written by Rosyworld CRN
Gloria Adebayo was 35 when life tested her strength. After five years of marriage and multiple failed fertility treatments, her husband walked away — no explanation, just a short note on the kitchen table:
“I can’t do this anymore. I’m sorry.”
The silence that followed was deafening. Gloria battled loneliness, shame, and the heavy weight of dreams unfulfilled. But she wasn’t the kind of woman to stay down for long.
In 1997, during a volunteer shift at a local child welfare center in Lagos, she met a set of brothers — five boys, all under the age of 10, abandoned by their relatives after the death of their parents. No one wanted to adopt them because they came as a group. And so, they stayed… waiting.
Something in Gloria’s heart stirred.
She didn’t have the resources. She didn’t have a husband. But she had love — so much love, and she knew it wasn’t meant to stay locked up in her heart.
One by one, she brought them home. First Segun, then Tunde, then the twins, Ikenna and Ifeanyi, and finally, baby Chuka. Raising them wasn’t easy — there were hospital visits, school fees, tears, and teenage drama. But there was also laughter, dancing in the rain, and Sunday mornings filled with jollof rice and gospel music.
Years passed. The boys grew. One became a civil engineer. Another started a non-profit. One moved abroad and became a teacher. Two others joined the police force. But they all remained close to home… and close to Mama Gloria.
In December 2024, on her 62nd birthday, they gathered in her small compound — and surprised her with a key.
A brand-new house. Bought and built by all five of them.
“We know you never had much,” Segun said, holding her trembling hands. “But you gave us everything. You gave us a home when we were forgotten. And now, it’s our turn.”
Gloria couldn’t speak. The woman who once cried herself to sleep wondering if she’d ever be called “Mama” now sat surrounded by five grown men calling her “The greatest mother in the world.”
She didn’t just adopt five boys.
She raised five kings.*Kind heart ,to God be the glory* Title: She Adopted 5 Boys Nobody Wanted — 27 Years Later, They Did Something She Never Expected Written by Rosyworld CRN Gloria Adebayo was 35 when life tested her strength. A man who has taken all the safety training home would not be caught unaware .
Why?
Because safety teaches us to have a sense of vulnerability.
The essence and objective of safety training is to always " think of what could go wrong." No complacency . Don't be carried away .
No '' it is not my portion' and no room for pettiness.
Be that as it may ,let us still make ourselves to be loved by our loved ones .A man who has taken all the safety training home would not be caught unaware . Why? Without oil blocs, without government backed monopolies, and without political favoritism, the Igbos have built billion dollar economies from markets like Alaba, Onitsha, Aba, Nnewi, Enugu and Ladipo.
These are not figures from fantasy, they are facts!
While others wait for federal allocations, the Igbo man wakes up with a plan, builds a path, and feeds a nation.
But instead of gratitude, they receive suspicion.
Instead of partnership, they face persecution.

If Nigeria were fair, the Igbo would be celebrated as a backbone, not treated like a burden.
No group that rebuilt itself from genocide should ever again be told to go and kneel for relevance.
The painful truth is this, Nigeria depends on crude oil.
The Igbo depends on no one.
And if ever the day comes when the Igbo decides to walk away, Nigeria must ask itself, what will be left?

Justice or jungle?
“Not even the police could stop him—until the day the hunters became the hunted.”
laughTales WhatsApp Channel
For years, the name Derico Nwamama struck fear into the hearts of southeastern Nigerians. He wasn’t just a criminal—he was a phantom. A ghost that moved through Onitsha’s crowded markets, leaving blood and silence in his wake.
He started small: petty theft, street fights, armed robbery.
But by 2001, Derico had evolved into a monster.
He led a gang that robbed banks, hijacked buses, and killed without blinking. Policemen, traders, travelers—it didn’t matter. If you stood in his way, you didn’t live to regret it.
They said he killed over 25 people.
Some said 50.
He laughed in the face of the law.
And the law did nothing.
---
Onitsha trembled.
Shop owners closed early. Commuters whispered his name like a curse. Families prayed not to be caught in his path.
Even the police—armed and uniformed—hid when Derico was near. They simply weren’t equipped to stop him. Every attempt to catch him ended in bloodshed. He knew the streets too well. He had eyes everywhere. Guns. And no conscience.
---
Until one day, something shifted.
A new name surfaced: Bakassi Boys.
A feared vigilante group with their own brand of justice. They didn’t carry badges. They carried machetes and amulets. And when they came, it wasn’t to arrest—it was to cleanse.
They were called in by traders desperate for peace.
Derico laughed.
Until they found him.
---
The hunt was swift. Brutal. Precise.
Derico tried to run, but the streets that once protected him betrayed him.
The Bakassi Boys caught him in full daylight.
No courtroom. No lawyers.
Just vengeance.
---
In the heart of Onitsha Main Market, with thousands watching, they dragged him out. Bloodied. Broken. Silent.
There was no trial. Just steel and fire.
They butchered him in public.
To send a message.
The crowd cheered.
Some wept.
But peace returned.
---
Derico’s reign ended not in justice, but in raw, bloody revenge.
The people rejoiced—but something darker remained.
If the system had worked… would the Bakassi Boys ever have been needed?
And when the people become the law… who holds them accountable?

Not everyone around you is supposed to know and understand your journey. Not every person that smiles with you and speaks positive things about you that they wish you well. Sometimes you just have to keep your plans at heart and then share them with God because He is the only trustworthy and dependable person you will ever have in this world. Be careful with some people. The way you see them and talk to them isn't the way they feel about you at heart. FIRST STEPS IN OVERCOMING FOOD ADDICTION
Overcoming a food addiction can be very challenging. However, some people find it helpful to write a list of pros and cons to understand how this process may affect them.
Pros: These may include
1. losing weight (if that is your goal),
2. living longer,
3. having more energy, and
4. feeling better every day.
Cons: These may include
1. being unable to eat ice cream with family,
2. no cookies during the holiday season, and 3. having to explain food choices.
Write everything down, no matter how peculiar or vain it may seem.
Then, compare the two lists and consider if it’s worth it.
If the answer is a resounding “yes,” be assured that it’s the right decision.
A few things can help prepare for giving up processed foods and make the transition easier:
Trigger foods: Write down a list of the foods that cause cravings. These are the trigger foods you can try to avoid.
Fast food restaurants:
Make a list of fast food restaurants that serve healthier foods and note which menu items suit you better. This may prevent a relapse when you’re hungry and not in the mood to cook.
What to eat: Think about what foods you can eat so you’re prepared to make dietary changes.
Preferably, choose healthier foods that you like and already eat regularly.
Pros and cons:
Consider making several copies of the pro-and-con list. Keep a copy in the kitchen, glove compartment, and purse or wallet.
Overcoming a food addiction is difficult. Adding hunger and restrictions to the mix is likely to make things harder.
Consult with a nutrition or healthcare professional to assist you in making a plan.
Food addiction is a difficult thing to overcome alone, and the right kind of support can be very helpful.
After taking these preparatory steps, set a date in the near future — like the coming weekend — from which point you won’t touch the addictive trigger foods again.FIRST STEPS IN OVERCOMING FOOD ADDICTION Overcoming a food addiction can be very challenging. Theories of Internet Addiction
The actual cause is unknown. The current range of theories for compulsive Internet use includes:
1. Personality issues – the user may have personality issues that make them likely to become dependent on a range of things – such as cigarettes, alcohol, gambling, other drugs or the Internet – given the right circumstances.
2. Shyness – people who are shy in real-life situations may be drawn to the anonymity of the Internet and believe they can be their ‘true selves’ when online.
3. Biochemical responses – the person’s brain responds to the online rewards with ‘feel good’ chemicals and this biochemical ‘high’ encourages dependence.🥹
4. Escapism – the Internet is so absorbing that the user can forget about their problems or escape negative emotions while online.
Because it makes them feel better, it encourages them to turn to the Internet more and more for relief.Theories of Internet Addiction The actual cause is unknown. *Dear Parent!!!*
Not every child will be a doctor.
Not every child will love maths.
Not every child will shine in class.
But every child carries something God put inside them.
Some children are quiet, but they observe deeply.
Some are always singing, drawing, or fixing things.
Some are natural leaders—even if they can’t sit still in class.
Every child has a spark. Your job is to notice it early.
Stop comparing your child to others.
Your neighbour’s child is not your standard.
Your child is not a mistake—they are a message.
They came with an assignment only they can fulfil.
Have you prayed for your children this morning?
Did you mention them by name?
Each one has a different calling, a different struggle, and a different need.
One may need boldness.
Another may need peace.
Another may need direction.
Your prayers are not small—they are spiritual investments.
So look again.
Watch closely.
Listen without judging.
Guide them gently.
One day that small gift you noticed will become a global solution.
If this speaks to you, share it.
Another parent needs this reminder.

My son Andrew will never get married. He won’t have children. He won’t drive a car or experience many of the milestones we take for granted.
But he is happy. And he is healthy.
And to me, that’s everything.
When a stranger gives him a smile, it lights up my entire day.
When a girl glances at him kindly, joy rushes through his whole body like a wave of sunshine.
It doesn’t take much to be deeply, profoundly human.
Let me tell you a story.
At a party held at a school for children with special needs, one father stood up to speak.
What he said stayed with everyone who heard it.
After thanking the staff who worked with such devotion, he paused and shared a reflection:
“When nothing disturbs the balance of nature, the natural order reveals itself in perfect harmony.”
Then his voice began to tremble.
“But my son Herbert doesn’t learn like other children. He doesn’t understand like they do.
So tell me… where is the natural order in his life?”
The room fell completely silent.
Then he continued:
“I believe that when a child like Herbert is born—with a physical or cognitive disability—the world is given a rare and sacred opportunity:
To reveal the very core of the human spirit.
And that spirit is revealed not through perfection—but in how we treat those who need us most.”
He shared a moment he would never forget:
One afternoon, he and Herbert were walking past a field where some boys were playing soccer.
Herbert looked longingly at them and asked:
“Dad… do you think they’ll let me play?”
The father’s heart sank. He knew the answer was likely no.
But he also knew—if they said yes—it could give his son something far more valuable than a goal: a sense of belonging.
So he gently approached one of the boys and asked:
“Would it be okay if Herbert joined the game?”
The boy looked over at his teammates, hesitated, then smiled:
“We’re losing 3–0 and there’s ten minutes left… Sure. Let him take a penalty.”
Herbert lit up.
He ran to the bench, put on a jersey that nearly swallowed him whole, and beamed with pride. His father stood at the sidelines, tears in his eyes.
He didn’t play much. He just stood nearby, watching. But something in the boys shifted.
They began to see him—not as a distraction, but as one of them.
And then, in the final minute, a miracle happened.
Herbert’s team was awarded a penalty kick.
The same boy turned to the father and gave a knowing nod:
“It’s his shot.”
Herbert walked slowly to the ball, nervous but radiant.
The goalkeeper caught on. He made a show of diving to the side, giving the boy a clear shot.
Herbert nudged the ball gently forward.
It rolled across the goal line.
Goal.
The boys erupted in cheers. They hoisted Herbert into the air like he’d won the World Cup.
They didn’t just let him play.
They let him belong.
The father closed his speech with tears falling freely:
“That day, a group of boys made a decision… not to win, but to be human.
To show the world what kindness, dignity, and love really look like.”
Herbert passed away that winter.
He never saw another summer.
But he never forgot the day he was a hero.
And his father never forgot the night he came home, telling the story as his wife held Herbert close, weeping—not from sorrow, but from joy.
A final thought:
Every day, we scroll past distractions—memes, jokes, quick laughs.
But when something truly meaningful crosses our path, we hesitate.
We wonder: Who would understand this?
Who should I send this to?
If someone sent you this story, it’s because they believe you’re one of those people.
That you see the heart in others.
That you understand what really matters.
Because each day, the world gives us countless chances to choose decency over indifference.
As one wise man said:
“A society is judged by how it treats its most vulnerable.”
*COPIED for Relevance!*

The President of Burkina Faso, Ibrahim Traoré, has imposed a law that fines women two million CFA francs and sentences them to life imprisonment for exposing their nudity on social media.
He stated that such actions pose a major threat to society, as they distract people with immoral activities and weaken their zeal for religion and patriotism.
Furthermore, he ordered the shutdown of all pornographic websites in Burkina Faso, as directed by the president himself.
In addition to suspending all film productions that display nudity, Ibrahim Traoré demanded the closure of all obscene websites in the country.
He stated, “Africa is known for respecting its culture and religion. I do not support the kind of backwardness seen in the West.” He therefore urged all filmmakers to be cautious and modest in accordance with religious and cultural values. The President of Burkina Faso, Ibrahim Traoré, has imposed a law that fines women two million CFA francs and sentences them to life imprisonment for exposing their nudity on social media.
